About Shamley Green

Shamley Green is an idyllic, self-sufficient village with a wealth of period properties, including Lee Crouch House, which is thought to be one of the oldest continuously occupied properties in Surrey.

Shamley Green is a village of just over 1,100 people in the civil parish of Wonersh, roughly 5 miles south of Guildford in the Waverley borough of Surrey. It sits on the B2128 between Wonersh to the north and Cranleigh to the south, bordered to the east by the heathland settlement of Blackheath and to the west by the Cranleigh Water branch of the River Wey. The entire village falls within the Surrey Hills National Landscape.

The ecclesiastical parish was formed in 1881, carved from the older parishes of Bramley and Wonersh, though the settlement itself is much older. The Grade II listed Christ Church was completed in 1864, and the village conservation area contains 22 listed buildings, including Lee Crouch House, believed to be one of the oldest continually inhabited cottages in Surrey. Many of the properties around the central green date from the 18th and 19th centuries, and the lanes leading outwards are lined with later Victorian, Edwardian and mid-20th century homes.

What sets Shamley Green apart from many Surrey villages of a similar size is that it has held on to a genuine sense of self-sufficiency. It still has a village shop with a post office, two well-known pubs in the Red Lion and the Bricklayers Arms, a primary school, an independent prep school in Longacre, and an active calendar of local events centred around the Arbuthnot Hall. The annual village fete and dog show, held each June on the cricket green, has run for decades and remains one of the most popular in the area. Local societies cover everything from gardening and local history to amateur dramatics through the SHADES group.

The village is perhaps best known for its cricket green, where the game has been played for over 160 years and which gives the settlement its distinctive, open feel. It was the childhood home of Sir Richard Branson, who grew up at Tanyard Farm, and for more than 40 years it was home to BAFTA-winning children’s television presenter Tony Hart, who is buried in the churchyard of Christ Church. Alfred Hitchcock also had a connection, naming his production company ‘Shamley Productions’ after the village.

The Shamley Green Rental Market

Shamley Green falls within the Waverley borough, though many of it’s properties lie at the top end of the market and far exceed average rental values in the area. According to the ONS, the average monthly private rent in Waverley was £1,427 in February 2026, broadly in line with £1,468 a year earlier. This is slightly above the South East average of £1,409. Rents for one-bedroom properties in the borough start at around £1,034 per month, rising to approximately £2,318 for homes with four or more bedrooms.

Annual rental growth in Waverley has been lower than the South East average of 3.4%, suggesting the market is stabilising after sharper increases in previous years. The stability of rents in the borough, combined with low void rates typical of sought-after village locations, makes Shamley Green a highly desirable option for landlords who prioritise steady, long-term returns. The presence of well-regarded schools and nearness to Guildford’s employment base supports tenant demand.

Places Of Interest

Shamley Green may be a small village, but it sits at the edge of some of Surrey’s finest countryside and has a surprising number of points of interest within and around it.

  • The Cricket Green – The heart of the village, where cricket has been played for over 160 years. Surrounded by period properties and overlooked by the Red Lion pub, it also serves as the setting for the annual village fete and seasonal events throughout the summer.
  • Christ Church – A Grade II listed Church of England parish church, built in 1863 and elevated to a full parish church in 1881. The churchyard is the resting place of BAFTA-winning television presenter and artist Tony Hart, who lived in Shamley Green for over 40 years.
  • Winterfold Hill and Winterfold Wood – Roughly two miles east of the village, this ancient woodland and heathland is managed in part by the Surrey Wildlife Trust. The hill reaches around 207 metres above sea level and offers far-reaching views across the Weald to the South Downs. The ‘Perspectives’ art installation near the summit is a well-known feature.
  • Farley Heath Roman Temple – The remains of a Romano-Celtic temple dating from around AD 100, located on Farley Heath just east of the village. Over 1,000 small coins were excavated here in 1939, with some artefacts now on display in the British Museum.
  • Newlands Corner – A popular beauty spot on the North Downs, approximately 4 miles north of Shamley Green. It commands some of the best panoramic views across the Surrey Hills and is well known as the spot where crime writer Agatha Christie staged her disappearance in 1926.
  • Lee Crouch House – A Grade II listed building believed to be one of the oldest continually inhabited cottages in Surrey. It sits within the village conservation area, which contains 22 listed buildings in total.
  • Shamley Green Conservation Area – The conservation area takes in much of the historic village centre, including the green, Christ Church and surrounding period properties. Ten additional listed buildings sit on the village outskirts.
  • The Arbuthnot Hall – Positioned beside the cricket green, this hall has long served as the centre for local activities, from amateur dramatics performances to social gatherings, sporting fixtures and the many annual general meetings of the village’s clubs and societies.
  • Cucknell’s Wood – An 11-hectare nature reserve managed by the Surrey Wildlife Trust, located just south-east of the village. This 400-year-old semi-natural woodland is home to species including great spotted woodpecker, lesser spotted woodpecker, nuthatch and tawny owl.
  • Santa Fir Christmas Tree Farm – The largest independent Christmas tree grower and farm in the UK, located in Shamley Green. The farm brings in reindeer during the festive season and draws families from across the county each December.

The strong sense of place and historical significance in and around Shamley Green adds to its appeal for tenants, which is one reason property values here remain at a premium.

Property Market

Property styles in Shamley Green: Shamley Green’s housing stock is defined by its position within the Surrey Hills National Landscape. The properties immediately surrounding the village cricket green and duck pond tend to be period homes dating from the 18th century, including Georgian and Victorian cottages and larger detached houses. Moving along Sweetwater Lane and the surrounding roads, you’ll find a good selection of two and three-bedroom semi-detached Victorian homes alongside later houses from the 1940s onwards. On the village outskirts, particularly along Woodhill Lane and Stroud Lane, the properties are more substantial, with large family homes set on generous plots, some with acreage, tennis courts and outbuildings. There’s also a small development of modern homes built in the late 1980s, and converted barn properties on the edges of the village.

Notable streets: The Green itself is likely the most sought-after address, with period properties directly overlooking the long-standing cricket pitch. Sweetwater Lane is another well-regarded road, featuring a mixture of semi-detached and detached homes. Upper House Lane and Norley Lane are home to some of the village’s larger country properties, while Hullmead and Nursery Hill may offer more affordable options, including both terraced and semi-detached houses.

Development in Shamley Green: Shamley Green sits within both the Surrey Hills National Landscape and the Metropolitan Green Belt, meaning large-scale new development is heavily restricted. Most building activity involves individual property renovations, barn conversions and occasional single-plot developments.

Property prices: According to Rightmove, based on HM Land Registry data, the overall average sold price in Shamley Green over the last year was approximately £690k. Semi-detached properties made up the majority of sales, at an average of around £679k. Detached homes sold for an average of approximately £825k, while terraced properties fetched around £360k. Shamley Green continues to hold a premium compared to the wider Waverley borough, where the ONS reports an average house price of £550k as of February 2026.
